Contract Reviews
When you find a property, it is essential to have the contract reviewed by a conveyancer.
Our fee includes two contract reviews. Our contract reviews include an in-depth summary outlining the important and relevant aspects of the contract, negotiations with the vendor's legal representative whilst keeping the real estate agent in the loop.
Negotiation, Offer and Acceptance
Once the negotiations are finalised with the vendor's legal representative, the agent must submit your offer to the vendor.
Once a purchase price has been agreed, the agent will provide us with a Sales Advice, which is the step before exchange.
Exchange of Contracts
Once the contract has been marked-up with any agreed changes, and a deposit paid to the agent, both parties can proceed to exchange at the earliest opportunity.
Exchange of contracts simply means the transaction is legally binding between purchaser and vendor.
Settlement
After contracts exchange, we will then support you through the pre-settlement to settlement process.
After reviewing searches of the property and lining up settlement with all parties, we will provide you with a detailed outline of funds required by you / your lender on settlement.
We will liaise with all parties, including the relevant Government authorities, your bank and the vendor's representatives.
From there, we orchestrate the settlement, where transfer of ownership will take place and funds are paid to all parties, including Stamp Duty.
On settlement, the property is transferred to you, clear of all previous debts and charges.
